As a homebuyer, getting a home inspection is part of your due diligence during the buying process. Today I'll address three common questions I often hear about the home inspection process one by one:

1. What is a home inspection?

It’s when a licensed inspector surveys the property and creates a report including anything about the home that needs to be repaired, focusing primarily on health and safety issues.


Hiring a licensed inspector is the best way to protect yourself.


2. Why is a home inspection important?

There are two main reasons. First, it gives you a clear understanding of the condition of the home. Buying a home is one of the largest purchases you’ll ever make, but there’s no way to come to an accurate estimate of what you’d be willing to pay for it without knowing the home’s condition. Second, the inspection helps you identify all of the home’s major issues. After the inspection is complete, you can then negotiate over the price, terms, and conditions of the home, as well as any repairs you'd like for the seller to make.

3. Why is it important to hire a good home inspector?

Hiring a licensed inspector is the best way to protect yourself. If you hired just anybody off the internet to do the job, they might miss certain details. The point of a home inspection is to find every little imperfect detail of the home, so, naturally, you want someone who’s detail-oriented to do the job. Hiring someone who comes cheaper might save you $100, but they might miss a couple thousand dollars’ worth of repairs.
