8 Mistakes To Avoid When Selling

1) Overpricing 

When people put their homes on the market, they want top dollar, as would anyone, but there are a few problems with placing the home at the top of the market. The first problem is that it may not be the right price. This makes the home sit on the market for weeks which makes the buyer wonder what is wrong with it. If the house sits, a major price reduction may be in order, making for another reason to worry the buyer.

Your best bet is to listen to your agent, they will have an unbiased, educated opinion about the price of your home. Remember, just because your home is worth a certain dollar amount to you, doesn’t mean the climate your home is in makes it worth that much.

2) Not negotiating 

When the market is in what is called a “buyer’s market” that means there is more homes than there are buyers. That doesn’t mean you can’t get what you want for your home, but it might mean negotiating back a price coming from a low-ball offer. Remember that negotiation is a key skill in the home buying/selling market and your agent will know how to work this skill.

3) Doing a bad cleaning job 

Your home must be spotless. This may include hiring a professional to clean your home and renting a storage unit to de-clutter your home.

4) Using bad photos

According to a survey by the National Association of Realtors, nearly half of home buyers start their search online! Photos are your first defense to finding buyers who want your home. While a photographer may cost anywhere from 150-400$, it is a necessary investment.

5) Leaving out personal belongings 

Believe it or not, but anything that is too personal should be put away when showing or taking pictures of your home. Anything political, religious, or too personal needs to be put away so the buyer can envision themselves and their belongings in your home, any of your personal things will act as distractions rather than decoration.

6) Lurking during open house

Real Estate agent of Irvine California, Benny Kang says, “if the buyer knows that the seller is there, they might feel uncomfortable asking the listing agent honest questions about the home.” The buyers feel intruding, similar to leaving out your personal belongings, open them home to them in every way so they can put themselves in the home.

7) Making showings difficult

Allowing your agent to leave a lockbox with a key and allowing flexible times for showings of your home make things a lot easier, especially for buyers who request last minute showings.

8) Keeping pets at home

Even your little pug can cause issues. Some people are allergic or even scared of all kinds of pets so make sure to house them somewhere else temporarily and if you can’t find anywhere, ask your agent if they know anyone or any services that can help. Pick up their toys and leashes and don’t forget to vacuum!
