What Does 'Winterizing' Really Mean?

Winterizing is usually done by a specialist, or a team of specialists, for a home that will remain un-occupied for a large amount of time.  These specialists will remove all of the water from the pipes in the house, to the hose bibs, and to any well holding tanks.  Any connection to the city's main water line will be shut closed.  Water heater holding tanks are emptied, connections to dishwashers, toilets, and refrigerators are closed.  In summation, they remove any water from the home that they can, so that if temperatures drop below freezing, a busted pipe or broken appliance can be avoided. 

If winterizing is not done correctly, you can see major water damage.  Check out this video clip from a home I was showing…. a pipe which froze over, causing the water to expand and crack the line, creates a real-life waterfall (!) inside the home.  The damage this caused to the residence is huge.

What does this mean to a homebuyer?  When purchasing a home that has been winterized, be sure to hire a licensed plumbing technician to go through the house and DE-WINTERIZE for you.  Any pipes or appliances that may have been damaged in a freeze can be repaired, without damage to the home if there is a professional standing by.
